Are you funding this yourself, or are you shopping my deal to someone else?

Direct lenders make faster decisions and give you fewer surprises. If a lender hesitates on this one, keep asking.

QUESTION 02

What is my all in cost, not just the rate?

Points, processing, appraisal, legal, servicing. Get every number in writing before you are at the table.

QUESTION 03

What is your typical close time, and what actually slowed your last few deals down?

Everyone says fast. Ask what has gone wrong recently. A real answer beats a marketing line every time.

QUESTION 04

What property types and situations will you actually say yes to?

Bad credit, no credit, mixed use, rural. Find out where the real appetite is, not just what is on the brochure.

QUESTION 05

What happens if I need an extension?

Ask this before you need it. The answer tells you everything about how a lender treats borrowers under pressure.

QUESTION 06

Can I talk to a recent borrower?

A lender confident in their process will connect you. Hesitation here is a signal worth paying attention to.

QUESTION 07

What does your underwriting actually weigh, the deal or my credit score?

An asset based lender should be able to answer this in one sentence. If it is complicated, that is a red flag.
